According to the analysts of JPMorgan, the past predictions of iPhone 8 getting launched in October are wrong. The analysts predicted that the phone will be released in September as in the past. The phone will start selling in the usual time-frame, i.e. end of September.

However, JPMorgan acknowledged that limited number of units will be sold in the initial phase, whereas the bulk quantity of the phones will be sold in October and later months this year.
So it will be difficult for everyone to purchase the phone in September. Apple does fear that it might trigger a rat race among customers. However, the company has still not revealed any sort of policy regarding this.
Additionally, the cost of iPhone 8 will be higher than its predecessors, which is one factor that might prevent everyone looking forward to buy anniversary edition of the iPhone in early stages.
